Operations and Maintenance

Operations and Maintenance is responsible for the maintenance and stewardship of university features and facilities and consists of Central Shops, Teams and Zones Maintenance.

Central Shops

The Physical Facilities Central Shops are made up of several different skilled trade areas. Work with your building deputy to request any of the Central Shops services listed below.

Carpentry

The carpentry shop provides many services including custom fabrication of cabinetry, desks, and counter tops and the installation of floor tile, ceiling tile, doors, drywall and windows. This shop also makes picture frames; installs plaques and hangs artwork, pictures and aerial photos.

Electric

The electric shop provides service for emergency backup generators and emergency battery back-up units (EMAC) and airport runway and beacon lighting. They also perform maintenance on all electric motors, lighting systems, control circuits and transformers; trouble shoot electrical issues and renovate and modify existing electrical systems.

Electronics

The electronics shop provides service for electronics repairs and maintenance. They trouble shoot and modify electronics for campus departments.

Elevator

Any incident involving an elevator is handled by the elevator shop. They perform repairs and maintenance for elevators across campus.

General Labor Crew

The general labor crew specializes in material handling and heavy equipment operation. Staff facilitate a variety of requests, such as office furniture and content moves, items transport for off-campus events and table and chair delivery.

Lock

The lock shop maintains the locks, closers, hardware and cylinders of interior and exterior doors. They also perform the installation of all door hardware, resetting of safes, installation of electronic entry hardware and repair of file cabinets and desk locks.

Masonry

The masonry shop repairs and maintains sidewalks and other concrete areas, wall and floor ceramic tile, plaster, brick, limestone, mortar joints and marble. They also clean, seal and preserve of all these materials.

Paint

The paint shop applies, repairs and maintains wallcoverings and paint.

Plumbing and Refrigeration

The plumbing and refrigeration shop maintains drains, sewage ejector pumps, toilet fixtures, lab fixtures, steam supply lines, chilled water lines, fan coil units, domestic water heaters and softeners. They also excavate broken pipes, consult in new laboratory refrigeration equipment and decommission old refrigeration equipment while handling the coolant.

Roofing

The roofing shop provides services for the maintenance, inspection and repairs of slate, tile, tin, gravel, asphalt single ply systems, and liquid applied systems, which includes maintaining gutters and downspouts. They also assist with the fabrication of sheet metal sections or fittings.

Sheet Metal and Welding

The sheet metal and welding shop creates, installs and maintains duct systems, roofs, siding, rain gutters, downspouts, skylights, restaurant equipment and outdoor signs. They also perform welding fabrication and repairs.

Teams

Teams provides internal construction services for small projects typically valued at less than $100,000. Our staff is made up of a number of skilled trades: carpentry, electrical, masonry and plumbing.

Zones Maintenance

Building deputies are your gateway to accessing the services provided by Zones Maintenance. Zones Maintenance is responsible for the maintenance of plumbing, electrical, carpentry, refrigeration and indoor air quality, indoor air handling systems, drinking fountains and classrooms.
